Generally when a house is for sale it is cleaned and decorated but in staging a home for sale it goes beyond just the ordinary. Staging the house is creating moods, making your house look bigger and brighter, warmer and cleaner. It is what every house owner would want to own and every home buyer would want to buy.

Staging is not just preparing the home for sale. In fact it is what you do after you prepare the home – after you have decluttered it, cleaned it, painted it etc.

Professional Home Stagers

There are professional home stagers who can help you in staging a home for sale. These artists are highly skilled and can turn a blank canvas like your house into a sensuous portrait. But what do these home stagers do?

They arrange furniture and other pieces even if only sparse in such a way that it appeals to the onlooker. They sue different types of fabrics to create an illusion of beauty and style. These may range from satin and silk to lambs wool. They display knickknacks however unusual it may be so as to look elegant and they generally do so in groups of odd numbers like 1,3 etc. They will give simple lines while draping the window coverings. The kitchen for the stager is the heart of the home and they go to a great extent to make this room show up itself in a better light. Some tips that a stager would give you are:

  • Bring back the original luster to your dry cabinets by applying orange oil. They will suddenly seem new and bright
  • Keep bowls of colorful fruits to brighten up the space like polished red apples, luscious green grapes or bright oranges
  • Arrange colorful cookbooks on the kitchen shelves or the counters

Add color and life to each room by bringing in nature, keep plants of different size and shapes in each room such that the room looks wider and more spacious. Dress up the bathroom as well. Place a basket of spa delights like scented soaps, jars of moisturizers and facial creams, towels neatly tied in ribbons.

While staging the home for sale, don’t forget the backyard, the patios and the decks. Without staging, chances are your home will out for sale for a long time before buyers actually get attracted to it. Staging will act like a magnet to attract the metal called buyers.

I've been a Certified Staging Professional since 2007 and I can vouch for the effectiveness of home staging. I include this as a basic service to all of my clients. In most cases, the seller doesn't have to rent furniture but they do get a list, and sometimes it's a pretty big one. But if they're willing to put to effort in, it's worth it. In a buyer's market, a home will sell in about 70% less time. In a seller's market, a home will sell anywhere between 5-20% more in price.
