Whether it is your first or your fifth purchase, buying a waterfront property can be a very exciting and happy time in anyone’s life. At the same time, all of this happiness can quickly fade to regret if the property does not live up to your expectations. Therefore, regardless of whether shopping Admirals Cove or Lake Austin real estate or elsewhere, be sure to keep this buyer’s checklist in mind.

Check on Beach Access

Waterfront HomesWhile you may want your waterfront property primarily for the views, you will likely want to head out to the water from time to time as well. Therefore, you should be sure to ask about beach access. Of course, those homes with direct beach access will be more costly, but the higher cost may be worthwhile if you will be using the beach on a regular basis. Furthermore, even if there is direct beach access, the type of access may not be fitting for you if you have to climb a huge flight of stairs to get there, so be sure to check out the beach access to see if it is right for you.

Ask About the Dock

If your beach access includes a dock, find out if the dock is private or shared. If shared, ask who is responsible for maintaining the dock and who is permitted to use it. The last thing you want is to purchase a home with a shared dock that you are 100 percent responsible for maintaining.

Learn About Rental Permits

Many people who purchase a waterfront home only want to have the home available for when they go on vacation. During the rest of the year, they rent out their properties in order to bring in a bit of extra money. If you plan to rent out your waterfront property, you need to find out if you need a vacation rental permit. If you do need a permit, learn more about the requirements for obtaining the permit before you make a purchase. Also, make sure your renters are entitled to use your access point and dock. If they are not, the value of your home as a rental will be significantly depreciated.

Find Out About Watercraft Usage

If you enjoy using motorized watercraft, such as boats, waverunners and jet skis, you need to find out more about the regulations surrounding these items. In addition to finding out when and where these items can be used, be sure to find out where these vehicles can be docked or stored.
